SALEM WOODS CIVIC ASSOCITION BOARD MEETING
8/7/08
The Board Meeting of the Salem Woods Civic Association was called to
order at 7:08 p.m. by President Barry Ezell with the following board
members present: Barry Ezell, Sarah Ezell, Heidi Rosen, Maureen Newton,
Doris Meixel and Pete Leavitt. Residents Leah Oberley, Jim Schellenberger,
Frank and Mona Capaci, Eileen Beckert, Ann Maliniak, Gregg & Leslie
Wasemiller, Monica Waugh, Beth Von St. Paul and Adda Kunkel also
attended the meeting.
Barry moved that the minutes from the last meeting be approved. The
motion was seconded and the motion passed.
Old Business: There was no old business to discuss.
New Business- Two major items to be discussed this evening are the HOA
Conversion and pool issues.
Dr. Barry Ezell, President : Homeowner’s Association discussion:
Heidi Rosen and Eileen Beckert met with Atty. Doug Davis to discuss the
HOA conversion. The neighborhood can be converted to a mandatory
homeowner’s association one section at a time at the 30 year anniversary of
each section. Section 1 will reach that anniversary on June 11, 2009. The
last section can convert in 2015. For each section to be converted, you must
have approval of 51% of the residents in that section. Only four sections
over the next three years will be available for conversion.
The advantage of HOA conversion is that we will increase every
homeowner’s property value. We will have more money to maintain
SWCA’s open space areas and cover our administrative costs, be able to
offer more services to our community, and enforce our code of standards for
the neighborhood.
The risks of becoming an HOA include being sued (there is a 1yr. limit for a
lawsuit), and finding the owners of a rental property to inform them of this
conversion.
